Why a full-time real estate advisor makes sense in today’s market
We recently sat down with A.J. Cheema and Jeff Chadha, real estate advisors with RE/MAX Blueprint Realty in Surrey, British Columbia, to discuss the importance of hiring a professional, or in this case a team of professionals when buying or selling in today’s red-hot market.
“With property prices selling quickly at or close to asking prices, it is extremely important to have a full-time agent. An agent must be prepared and should have done their homework as to what the conditions and variables are in your particular market area. They should be well versed with what has sold and what is listed and should provide their clients with comparative market analysis when listing their property and during purchases as well. It is important that you present your clients with all the facts, and a full-time agents can do this diligently and effectively. Hot markets lead to hasty decisions because many properties are in multiple offer situations. Vancouver saw the perils of this in 2008, when the market slowed and there were major legal problems with condo pre-sales.”
A.J. and Jeff remind us that this is a business transaction. “And ultimately if you want to maintain a professional relationship with clients over the years they will look at your past track record and history of finding the “right” properties when deciding whether they will use your services again in the future.”
Jeff and A.J. share the following benefits of working with a professional real estate advisor:
– Regulated by a real estate board, meaning they agree to abide by a code of ethics and professional standard;
– Knowing the right price! A full-time real estate advisor should be able to provide you with a fairly accurate price for your home if they know the market and are keeping up to date with their market trends;
– Giving you the cold hard truth! Although we all have an emotional attachment to our homes, a prudent and ethical real estate advisor will tell you not only the positives but also the negatives with your home, allowing you to understand the trouble areas before they are addressed by a potential buyer;
– Paperwork, paperwork, paperwork! Contracts can be tiresome but an effective real estate advisor is prepared to handle all aspects of paperwork in your deal and has the all the right tools to do so;
– Having the inside scoop! A real estate advisor has access to many more resources than the average consumer, whether it be the MLS system, exclusive listings, or properties that may not have even hit the market yet; they can broaden the scope when searching for your property;
– We know the market! Although clients usually have explored the area they want to live in, that doesn’t mean they know what the market is dictating there in regards to fair market value and future development. It’s a good thing your full time real estate advisor should have this information ready for you;
– Pokerface! Real estate advisors are sometimes labelled as emotionless, however, when working on your behalf during negotiations, this is exactly what you need!
– Avoiding unneeded headaches! Your real estate advisor should be able to walk you through the sale or purchase of your property without any headaches. Whether this means getting you pre-approved with a financial institution, having a list of lawyers, notaries, inspectors, appraisers, etc. Your real estate advisor will be prepared so you don’t have to be!
